The six-storey office building at 41 Ignacego Paderewskiego Street in Katowice, previously owned by Jastrzębska Spółka Węglowa (JSW), has been sold for PLN 28.5 million net to Mercator Estates IV, a company belonging to the Mercator Medical group. The transaction was concluded between JSW and the new owner, who acquired the property together with a land plot of 0.8540 hectares.

In December last year, the property with a total area of 5,233.43 sqm was valued at PLN 34.44 million, which translated to approximately PLN 6,581 per sqm. The final transaction price amounted to PLN 28.5 million net, plus VAT.

The building is located in the Paderewskiego-Muchowiec district, in close proximity to the Three Ponds Valley. It was completed in 2013 based on a design by Archas Design from Bielsko-Biała. Over the years, it served as the headquarters of JSW group companies, including JSW Innowacje, later transformed into JSW Nowe Projekty.

The property was designed as a boutique class A+ office building in a modernist style. It features a simple, elegant structure with wide horizontal glazing that provides abundant natural light and opens up views towards the Three Ponds Valley. The central feature of the building is a high atrium with an evergreen tree.

The architecture follows modernist principles, characterised by horizontal divisions, clean lines, and a restrained form.

Mercator Estates IV was established in mid-2023 within the Mercator Medical group as a separate entity focused on real estate investments, including land acquisition, project development, and the execution of residential and commercial schemes. At this stage, no details have been disclosed regarding the future plans for the building or whether its function will change.
