PKO Bank Polski has launched the sale process for an office building located at 91/97 Marszałkowska Street and 35/41 Nowogrodzka Street in the heart of Warsaw. The tender covers the perpetual usufruct rights to a 0.2176-hectare plot together with a multi-storey office and commercial building situated on the property.
The building offers a total gross internal area of 11,946.57 sqm and benefits from one of the best-connected locations in the Polish capital, directly adjacent to Warsaw Central Station and the city’s main transport arteries.
The asking price has been set at PLN 55 million. Entities interested in participating in the tender are required to submit a deposit of PLN 5 million by 27 May 2026.
According to local planning guidelines, the site is located in a multifunctional zone, giving a future investor flexibility to reposition the asset. The property’s location and parameters create potential for mixed-use development, modern office space, or residential accommodation projects.
Market experts note that office properties of this scale and in such a prestigious location rarely come to market, which may attract interest from both domestic and international investors.
