Skanska has completed the sale of the second building of the Studio office complex, finalizing one of the largest office investment transactions in Warsaw in recent months. The buyer, Stena Real Estate AB, now owns the entire development following its earlier acquisition of the first phase.

Completed in the fourth quarter of 2025, the building offers nearly 27,700 sq m of modern office space and is fully leased. Its tenants represent a wide range of industries, including finance, technology, pharmaceuticals, energy, and professional services.

The development stands out not only for its prime location in Warsaw's rapidly growing Wola district but also for its advanced building technologies. Artificial intelligence-powered management systems and digital twin technology help optimize energy consumption and day-to-day building operations. The property is also pursuing several internationally recognized certifications, including LEED, WELL, WiredScore, and SmartScore.

Studio benefits from excellent public transport connections, with two metro stations nearby, and features a landscaped public square that serves as a shared space for tenants and the local community.

The acquisition of the entire complex by Stena Real Estate AB highlights the continued strong demand for high-quality, fully leased office assets in prime locations, confirming that Poland's commercial real estate market remains highly attractive to international investors.
