According to data from the Polish Chamber of Commercial Real Estate (PINK), total office stock in Warsaw reached 6.27 million sqm by the end of March.
The first quarter brought the completion of two major projects: Studio A by Skanska and Vena by PHN, alongside the refurbishment of Przemysłowa 26a by Powiśle Nieruchomości. Together, these developments delivered 42,900 sqm of new office space—almost eight times more than the 5,600 sqm completed in Q1 2025.
Despite the surge in supply, vacancy rates remain under control. At the end of the quarter, the rate stood at 9.5%, slightly up by 0.4 percentage points quarter-on-quarter, but still down by 1 percentage point year-on-year. Prime central locations continue to outperform, with a vacancy rate of 6.5%, compared to 12.2% in non-central areas.
Demand remained strong at 133,800 sqm, driven primarily by the City Centre and Służewiec. New leases and pre-lets dominated activity, accounting for 51% of all transactions, followed by renegotiations (39%) and expansions (9%).
