Giant Development Group is preparing one of the most ambitious real estate projects in Wrocław’s history. On a 2.5-hectare site on Fabryczna Street, between the former Pafawag rail factory and nearby allotment gardens, a large mixed-use complex is planned, already referred to as “Wrocław’s Manhattan”.
The centerpiece of the development will be Giant Tower — a multifunctional skyscraper with a planned height of 272 meters to the roof, which would make it the tallest building in the European Union, surpassing Warsaw’s Varso Tower. The total structural height, including technical elements, is expected to be even higher.
The tower will offer approximately 175,000 sqm of total floor area and will combine multiple functions, including A+ office space, a premium hotel, serviced apartments, conference facilities, a sky lounge, panoramic restaurants, retail areas, and wellness infrastructure.
In the immediate vicinity, a cluster of four additional office towers is planned, adding approximately 165,000 sqm of GLA to the market. The entire development is expected to significantly transform this part of the city into a new business district.
“We intend to enter the market with a strong statement,” says Ewelina Wnękowska-Pietrzycka of Giant Development Group, emphasizing that the project could reshape both the economic and urban landscape of the area.
The estimated investment cost is around PLN 2.6 billion net. Two scenarios are currently being considered: a full sale of the project with permits and documentation, or a joint venture structure with a capital partner.
The architectural concept was designed by Wrocław-based studio Arche, led by Marek Skorupski, who describes it as the most ambitious project of his career. The development is expected to create a new architectural landmark for the city.
A building permit is expected by mid next year. If realized as planned, Wrocław could join Europe’s top cities with a fully developed high-rise district.
