Warsaw is the largest office market in Central and Eastern Europe and the only city in Poland where space of every size is genuinely available — from suites of a few dozen square metres to entire towers let to a single occupier. That scale does not mean supply is evenly spread. Several districts barely participate in the leasing market at all, while two account for the majority of transactions signed. Choosing a district is therefore rarely a matter of preference: it is the first structural decision in any Warsaw search.
The market's centre of gravity has shifted decisively over the past decade. A new business district has grown up in Wola around Rondo Daszyńskiego, while Służewiec — for years the largest office cluster in the city — now functions as a separate market with its own dynamics. Two metro lines frame the geography: M1 runs north to south from Bielany through the centre to Ursynów, and M2 runs east to west from Bemowo through Wola and the centre across the Vistula to Praga. Below is a district-by-district overview based on real availability of office space. Other Polish cities are covered under offices to rent across Poland.
The market divides into three clearly distinct zones. The central core covers Śródmieście and eastern Wola, holding most of the city's modern towers and commanding the highest rents in Poland. Służewiec, in the southern part of Mokotów, forms the second largest office stock in the city with an entirely different profile: lower rents, higher availability and far better parking. The remaining districts participate on a limited scale, offering mainly smaller units in local buildings.
Stock itself falls into three recognisable categories with different practical consequences. New towers and Class A buildings offer large open floorplates, environmental certification, underground parking and predictable service charges. Older-generation office buildings, well represented in Służewiec and Śródmieście, secure a good address at a markedly lower rent, often with a landlord contribution towards refurbishment. Converted post-industrial premises, characteristic of Praga-Północ and parts of Wola, offer layouts and character a standard office block cannot match.
Metro access is the overriding criterion in Warsaw and influences office attendance more than the specification of the building. An address a kilometre from a station measurably narrows the candidate pool, which matters most for occupiers competing for technology and shared services talent. Parking needs separate analysis: the central core sits within the paid parking zone, and spaces in underground garages are contracted separately, per space per month — a cost to build into any comparison from the outset. Finally, the floorplate size you need narrows the map immediately: above 1,000 m² in a single unit the choice comes down in practice to Wola, Śródmieście and Służewiec, while below 300 m² supply opens up across a dozen districts.
Offices to rent in Wola form the core of the Warsaw market today. The area around Rondo Daszyńskiego has become the largest concentration of Class A towers in Central Europe, and the M2 metro line connects it directly to the centre and to the right bank of the Vistula. This is where most large floorplates are delivered and where most corporate occupiers looking above a thousand square metres end up. The western part of the district, towards Młynów and Ulrychów, offers older stock at noticeably lower rents.
Office space in Śródmieście remains the most prestigious part of the market. The areas around the Central Station, Rondo ONZ and Plac Bankowy concentrate the financial sector and law firms, while Aleje Ujazdowskie and the Nowy Świat surroundings attract representative offices and institutions. Stock here is varied: the newest towers sit alongside buildings in need of modernisation, and rents can differ twofold within a few blocks. Transport access is the best in the city, at the cost of the most difficult parking situation.
Offices in Mokotów are in practice two separate markets. Służewiec — the Domańska, Marynarska and Postępu area — offers the largest stock outside the centre, at rents well below Wola and with parking availability unattainable in the core. High supply translates into the strongest tenant negotiating position in the city. Upper Mokotów, along Puławska and around Wierżbno, offers smaller units in low-rise buildings with direct M1 metro access.
Ochota benefits from the Aleje Jerozolimskie corridor and proximity to the West Station, with rents sitting between the centre and the outer districts; the presence of universities and research institutes suits technology and life sciences occupiers. Office space in Włochy clusters along Aleje Jerozolimskie and Aleja Krakowska next to Chopin Airport — the natural choice for companies with frequent air travel and for occupiers needing an office combined with warehouse or service space. Żoliborz has a small but well-located stock around Plac Wilsona and Arkadia, valued for its low-rise character and direct M1 access.
The right bank of the Vistula is growing fastest in percentage terms. Offices in Praga-Północ are predominantly converted post-industrial buildings — the Koneser complex and the streets around Ząbkowska — chosen by creative agencies, design studios and technology companies looking for character a standard office block cannot provide. Praga-Południe, the most populous district in the city, offers space around Rondo Wiatraczna and Saska Kępa at some of the most accessible rents within the well-connected urban zone.
Districts further from the centre participate on a limited scale, offering mainly smaller units in local buildings and on the ground floors of new residential schemes. Bemowo gained from the westward extension of the M2 line, as did Bielany, served by the northern section of M1. Ursynów has a modest offer around the metro stations and Aleja KEN, while Ursus is developing space within the regeneration of its former factory grounds. Białołęka and Wilanów remain residential in character with isolated office supply, while Rembertów and Wesoła, furthest east, hold the smallest stock in the city. In all of these it is worth confirming current availability before arranging viewings.
Some companies also look beyond the city boundary — Pruszków, Piaseczno and Ożarów Mazowiecki offer noticeably lower rents and better parking, at the cost of longer commutes for part of the team and no metro access.
Wola or Śródmieście — which to choose?
Wola offers the newest stock, the largest floorplates and the highest technical standard, at rents comparable to or slightly below Śródmieście for an equivalent building. Śródmieście gives the best transport access in the city, proximity to institutions and an address with established prestige, but with limited supply of large units and a harder parking situation. For teams above a hundred people the arithmetic usually points to Wola.
Is Służewiec still a good choice?
For many companies yes, with the trade-off understood. Higher availability translates into genuine negotiating leverage — longer rent-free periods and larger landlord fit-out contributions are easier to secure here than anywhere else in the city. It suits occupiers with large operational teams and a high proportion of staff driving in. The main constraint is the absence of a metro line and road capacity at peak hours. You may hear the district referred to informally as "Mordor"; the nickname dates from its congested peak years and is used more in jest than as a current assessment.
How much do rents vary between districts?
By a multiple, between the best buildings in Śródmieście and Wola and stock in the outer districts. What matters as much is that the gap also exists within a single district, depending on year of construction, specification and distance to a metro station. Always compare effective rent, after deducting rent-free periods and landlord fit-out contributions; these incentives tend to be more generous where supply is deeper. Rents are quoted in euro per square metre per month and settled in złoty at the National Bank of Poland rate on the invoice date.
How many parking spaces should you contract?
In new buildings the parking ratio is typically one space per 60–100 m² of leased area, noticeably lower in the central core and more favourable in Służewiec and the outer districts. Spaces are contracted separately from the rent, per space per month. If a significant share of the team drives in, build this cost into your comparison from the first stage.
Where should you look for large floorplates?
Below 300 m² the choice is wide across a dozen districts. Between 300 and 1,000 m² supply concentrates in Wola, Śródmieście, Mokotów and selectively in Ochota and Włochy. Above 1,000 m² in a single unit the realistic choice narrows to Wola, Śródmieście and Służewiec. The larger the requirement, the stronger the tenant's negotiating position, since the pool of potential occupiers for such floorplates is narrow.
If your team is under roughly fifteen people, or your commitment horizon remains uncertain, compare against coworking spaces in Warsaw before deciding. Otherwise, browse current listings district by district on officerentinfo.pl and contact building owners and managers directly.
