Poland is today the largest and most mature office market in Central and Eastern Europe. Warsaw remains its undisputed centre, but eight regional markets — led by Krakow and Wrocław — together account for a comparable stock of modern space. The engine behind that growth is the business services sector: BPO, SSC, GBS and R&D centres employ hundreds of thousands of people across the country and generate the single largest source of office demand.
The offer, however, extends well beyond large corporate transactions. The market covers everything from several-hundred-square-metre units in new developments to smaller suites in older-generation buildings, townhouses and converted industrial premises. Hybrid working has also changed how occupiers think: many now lease less space but better space — in well-connected locations with predictable running costs. Below is an overview of the country's key office markets.
Class A offices are modern buildings at the highest technical standard: zoned air conditioning, raised floors, a building management system, backup power and 24-hour security. Almost all hold BREEAM or LEED certification, which now feeds directly into tenants' ESG reporting. This is the segment chosen by corporates, shared service centres and companies that treat the office as a recruitment tool.
Class B offices cover older-generation buildings or those finished to a lower specification, often in excellent central locations. Rents can run up to a third below Class A, and many landlords are open to co-funding modernisation works. A sensible choice for companies that value address and floor area more than the prestige of the building itself.
Space in converted buildings — former factories, townhouses and post-industrial premises — offers layouts and character unavailable in a standard office block. This stock is particularly strong in Łódź, Krakow and Gdańsk, and tends to attract creative agencies, design studios and technology companies.
Small office units, from a few dozen up to around two hundred square metres, form a segment often missing from market statistics yet the natural answer for companies too large for coworking and too small for a typical corporate lease. Availability is limited in new developments but considerably better in Class B buildings.
Floor area should be planned around real attendance — under a hybrid model the decisive factors are the desk-sharing ratio and the number of meeting rooms, not headcount alone. Location remains the strongest recruitment argument: access to the metro, tram or urban rail now influences how often teams come in more than the specification of the building. When comparing offers, always work in effective rent rather than headline rent — rent-free periods and landlord fit-out contributions can shift the real cost of occupancy by more than ten percent. Service charges deserve separate scrutiny: in buildings with poor energy performance they rise faster than the rent itself and can wipe out the entire saving from a lower base rate.
Offices to rent in Warsaw form a market without comparison elsewhere in the country, in both scale and variety. Its centre of gravity has shifted west in recent years towards Rondo Daszyńskiego and Wola, while Śródmieście retains its prestige position for the financial sector and law firms. Służewiec, by contrast, remains the most flexible part of the market — lower rents and wide availability give tenants genuine negotiating leverage.
The south holds the strongest regional markets. Office space in Krakow is the first choice for the business services sector — the largest BPO and SSC market in Poland, clustered around Rondo Mogilskie, Zabłocie and Bonarka, with a deep supply of converted stock. Wrocław attracts primarily IT and engineering occupiers, drawing on a strong academic base. In Silesia, offices in Katowice have benefited from the regeneration of post-industrial land in the Culture Zone and around the main station, at some of the lowest employment costs among the major conurbations.
In the north the market has developed around the Tricity. Offices to rent in Gdańsk concentrate in Oliwa and on Granary Island, serving the financial sector alongside maritime and offshore companies. Neighbouring Gdynia complements this with smaller, more intimate buildings in the immediate centre, a frequent choice for logistics and shipping firms looking for limited floor area.
Two further centres hold strong positions in central and western Poland. Poznań combines proximity to the German market with a well-developed trade fair infrastructure and a stable base of shared services tenants. Office space in Łódź stands out instead for the adaptation of former textile mills — Fuzja, EC1 and the surroundings of the New Centre of Łódź offer space hard to find anywhere else, at some of the lowest rents among the large markets.
Smaller but visibly growing centres are also worth considering. Office units in Szczecin benefit from a position within reach of the Berlin metropolitan area and attract companies serving the German market. In the east, Lublin pairs a strong academic base with low operating costs, making it a natural direction for companies building teams outside the main conurbations.
What currency are rents quoted in?
Office rents in Poland are quoted almost universally in euro per square metre per month, while payment is settled in złoty at the National Bank of Poland rate on the invoice date. Currency risk therefore sits with the tenant — check whether the lease includes any mechanism to limit it. Smaller buildings and the Class B segment more often quote in złoty. VAT at 23% applies on top and is recoverable for VAT-registered businesses.
What are service charges and what do they cover?
Service charges are quoted in złoty per square metre per month and are separate from the rent. They cover common area maintenance, security, cleaning, utilities, technical servicing and property tax. They are billed on account, with an annual reconciliation against actual costs — during negotiations it is worth agreeing the catalogue of recoverable costs and a cap on year-on-year increases.
How long is a typical lease?
Five years is the market standard. Smaller units are sometimes let for three, while large floorplates with a significant landlord fit-out contribution can run to seven or even ten years. The longer the commitment, the greater the scope for negotiating incentives.
How much space is needed per employee?
An open-plan layout works out at roughly 8–10 m² per person, with cellular layouts requiring proportionally more. Under hybrid working, however, the decisive variables are the desk-sharing ratio and the number of meeting rooms and quiet zones, demand for which rises with the volume of online meetings.
What is the difference between rentable and usable area?
Rent is normally calculated on rentable area, which includes a share of the building's common parts — reception, corridors and washrooms. The difference is expressed as the add-on factor, typically between 3 and 8 percent in Polish office buildings. When comparing offers, always confirm which area the quoted rate refers to.
